Overwater bungalows steal the spotlight, but beachfront villas have real advantages. Here is how to decide.
Overwater bungalows may be the icon of Bora Bora, but beachfront and garden villas deserve a serious look, especially if budget or accessibility matters.
The case for overwater
Direct lagoon access, unobstructed water views, and that unbeatable feeling of stepping off your deck into warm water. It is the quintessential experience and worth it for at least a few nights.
The case for beachfront
Beachfront villas often cost significantly less, offer more space and privacy, and put a soft sand beach at your doorstep. They are also easier to reach for travelers who prefer solid ground.
The best of both
Many couples split their stay: a few nights overwater for the wow factor, then a few nights beachfront to relax and save. Ask your resort about combination rates.
Which Bora Bora resorts have beach villas?
Most of the island's open resorts offer both, which makes splitting a stay easy. Based on each resort's published room categories (October 2026):
- Four Seasons: A small set of Beachfront Villa Estates with one to five bedrooms and private pools, suited to families and groups.
- St. Regis: Beach Villas and Reefside Villas alongside its overwater villas.
- Conrad Bora Bora Nui: Beach-view and beach pool villas, plus garden and hillside villas with private pools.
- The Westin: 14 beach villas with plunge pools, including two-bedroom villas, alongside 128 overwater units.
- Le Bora Bora by Pearl Resorts: Garden villas and beach villas with private plunge pools set in walled gardens, plus a two-bedroom Royal Beach Villa.
- InterContinental Le Moana: Lagoon-view beach bungalows on Matira Point, the closest rooms to the resort's facilities.
- Maitai Polynesia: Beach bungalows plus garden-view and ocean-view hotel rooms on the hillside.
- Village Temanuata: Family-run beach, garden and family bungalows at the edge of Matira Point; no overwater rooms are listed.
Beach vs overwater in Bora Bora: pros and cons
| Factor | Overwater | Beach or garden |
| Getting in the water | Ladder from your deck into the lagoon | Walk across the sand into shallow water, easier for children and less confident swimmers |
| Space | Often smaller: The Westin's overwater bungalows are about 441 sq ft | Often larger: The Westin's two-bedroom beach villas are about 1,400 sq ft |
| Private pool | Only in certain categories | Common in beach and garden villas at the Westin, Pearl and Conrad |
| Mount Otemanu views | Sold as dedicated overwater categories at most resorts | Less common; The Westin's beach villas, for example, face the lagoon |
| Price | Higher | Usually lower for a comparable resort |
| Privacy | Neighbors share the pontoon walkway | Some villas, such as Pearl's beach and garden villas, sit in enclosed gardens |
The price gap can be large. At Maitai Polynesia, garden rooms start around €300 a night against about €800 for overwater. At the Conrad, Moana Voyages listed beach-view villas from about $1,000 a night and Otemanu-view overwater pool villas from about $2,500 (October 2026).
Who should choose a beach villa
Families with young children often prefer solid ground, a garden and a shallow beach to a deck over deep water; see our Bora Bora with kids guide. Groups and multi-generation trips do better in two-bedroom beach villas than in two separate bungalows. Beach rooms also suit longer stays on a budget and travelers who would rather not walk long pontoons several times a day.
Who should choose overwater
Honeymooners on a short trip, snorkelers who want the lagoon a few steps from bed, and anyone for whom this is a once-in-a-lifetime stay. If you split your trip, put the overwater nights last so the trip ends on its high point, and read our guide to choosing an overwater bungalow before picking a category.
More questions
Can you see Mount Otemanu from a beach villa?
Sometimes. At Le Bora Bora by Pearl Resorts, the beach villas are listed with water and mountain views, and the two-bedroom Royal Beach Villa with lagoon and Otemanu views. Elsewhere, Otemanu views are mostly sold as overwater categories, so ask before booking.
Is it worth switching resorts mid-trip?
It can be, but every move to or from a motu resort means another boat transfer, which is usually charged. Staying at one resort and changing room category avoids that cost.
